Why are plots never addressed when it comes to the housing shortage?
The price of plots drives the housing price (as well), and the municipalities control that tap.
If urban planning is slow or non-existent, it drives up the price of plots.
In the UK, they plan for 2% vacant homes in the housing stock, do we have any such regulation?
I once tried to join a collective, buy a larger plot and then, say, build townhouses together, economies of scale. It was impossible to get hold of plots. All reasonable plots seem to go to the big construction companies who then sit on the gold. They can then let the next level exploit the land and take their %.
After that, the next level lets someone else do the contracting/next step and they take their %.
The next step lets Polish construction firms do all the work dirt cheap but because everyone takes a cut, the price to the customer ends up expensive.
In the 1930s we had the own-home movement, when I grew up everyone (I knew) could afford two cars, a boat, a summer house, and a villa. Today you feel like a winner with a house and a car, roughly.
Right now you feel like a winner with a smaller house or apartment and no car.
