I know nothing about economics but I think I see that the risk is shooting off like a spear. Sure, you can be lucky but this could go in any direction. Regarding the interest rates, I read that they can go both up and down, for example.
The best thing is probably not to speculate with the house as a stake right now (bad example but bet everything on red).
